Thank you for choosing to book with Pembroke Cottage Holidays. When you make this booking you are entering a legal agreement with us. Please read our terms and conditions below.
Conditions of use:
You agree to use the property solely for its intended purpose as self-catering accommodation for personal and domestic purposes.
You accept the owner’s right to refuse to hand over the property to any person deemed unsuitable to take charge.
We ask guests to respect the peace and quiet of the properties location and guests in neighbouring properties. Persons causing a nuisance or disturbance to neighbours or other guests and unreasonable behaviour may result in the owner requesting you to leave.
We can refuse to allow you into the property or can ask you to leave if we reasonably believe you or any member of your party is behaving illegally, or that any damage is likely to be caused, has been caused or is being caused by the behaviour of you or any members or your party. We will treat these circumstances as a cancellation by you.
Maximum occupancy:
The number of guests occupying the property must not exceed as booked.
Usage:
You must not hold events (such as parties, celebrations or meetings) at the property without our advanced consent. If you do any of these things, we can refuse you access to the property or can repossess it. If we do this, we will treat this as you cancelling the booking. In these situations you will not receive a refund of any money you have paid for your booking.
Prices & Payment:
The price includes accommodation plus any additional extras chosen at the time of booking.
We accept the following forms of payment: Stripe Credit or Debit Card Payment, Stripe is a third party secure payment processor and a non-refundable deposit of 25% will be taken at the time of booking, the balance remaining will be debited from your credit or debit card approximately 4 weeks before your stay.
If your card is due to expire ahead of your final payment being taken, please contact us to arrange alternative payment.
If the final payment is not paid by the due date, Pembroke Cottage Holidays reserve the right to retain your deposit and re-let the accommodation.
Bookings are deemed provisional until you receive email confirmation.
Cancellation and Insurance:
Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For this reason you may wish to take out cancellation/holiday insurance, which is inexpensive and can be obtained from any good broker. Once full payment has been made, you will not qualify for a refund if you wish to cancel your booking.
If you need to swap to an alternate date, then that is possible in specific unforeseen personal circumstances. Please note that an additional charge is likely to apply due to seasonality pricing. We would need to know 2 weeks in advance, at the latest, to fill any booking. If we cannot fill the booking, we are unable to process any type of refund.
Non-availability:
Pembroke Cottage Holidays reserve the right to refuse or cancel a booking, without a statement of reasons at any time.
If we have to cancel your booking for reasons beyond our control, we would always endeavour to offer you an alternative date.
Amendments to bookings:
Should you wish to make a change to your confirmed booking, this may be possible up to 4 weeks prior to your holiday start date. A charge of £20 is payable for any changes.
Pets:
We allow up to two well behaved and house trained dogs in the properties and ask that dogs are not left alone in the properties. A secure patio is provided and we insist dogs are kept on leads outside the patio and cottage as we are a working farm with livestock.
If you would like to visit a local attraction that is not dog friendly, please contact Fern on 07966427422 and arrangements can be made if convenient.
A dog poo bin is provided in the yard, opposite the cottages and we ask you to dispose of your dog’s mess here.
If you or any member of the party has a pet allergy, we cannot accept any responsibility for any subsequent health reaction.
Arrival:
Arrival – Check is from 3pm on the day of arrival. The door will be unlocked and the key hanging on a hook inside the cottage.
Departure:
Departure – The property must be vacated 10.00am on the day of departure to enable us to make it ready for the next guests.
We ask that you leave the property, as far as possible, in the condition that you would like to find it.
We reserve the right to make a charge if the cottage is left in an excessively dirty condition.
Damages and Breakages:
Please take care when staying at Pembroke Cottage Holidays.
You are responsible and liable for any breakages or damages caused to the accommodation, its contents (including towels and linen) and hot tubs during your stay. Please let us know of any damage or breakages as soon as practicable so we can repair or replace them. We do not normally charge for minor breakages but we reserve the right to charge you for any breakages, repair or making good if we deem the damage or breakage to be significant. We may also make an additional charge of £50 if you did not report any significant breakages/damages. We reserve the right to invoice you following departure, should we deem it necessary.
Liability:
We do not accept any liability for any damage, loss or injury to any member of your party, pet, any vehicle or possessions in or around Pembroke Cottage Holidays at Brotherhill Farm during your stay.
The responsibility for personal property of guests occupying the accommodation is solely theirs.
Guests agree to absolve the owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury from any cause whatsoever.
All vehicles are left at the guest’s risk.
Guests are asked to take care at all times whilst on our property. We ask that you do not enter any building or area other than the holiday cottages or car park and we will not be liable for any injury that may occur if you or your child choose to ignore this.
We ask that children do not climb onto our tractor tyre planters in the courtyard or onto any outdoor walls or garden furniture and again, we will not be liable for any injury that may occur if you or your child choose to ignore this.
Parents in particular are asked to ensure that children are safe, accompanied by a responsible adult and not left unattended.
Guests are solely responsible for their dog(s)/pets whilst on our property.
Right of entry:
You must allow us or a representative if necessary (including workmen) access to the property at any reasonable time during your stay. We can enter the property at any time without giving you prior notice, although we will always try to.
Governing Law:
Any dispute, claim or other matter which may arise in relation to your booking will be governed by English law and you must agree that any dispute will be dealt with by the courts of England and Wales.
Problems/Complaints:
We want you to enjoy every aspect of your stay. However should you have any reason to raise a complaint or issue, please let us know straight away and we will do our best to resolve it. It may be very difficult to investigate any complaints once you have left and therefore unlikely that they would be accepted. We would much rather solve any problems during your stay.
Data:
Any data gathered during the course of this booking may be held only for the purposes of dealing with your booking or marketing purposes. Please refer to our Privacy Policy.
EV charging:
Unfortunately, EV charging here at Pembroke Cottage Holidays is explicitly forbidden as we only have domestic plug sockets. Domestic charging poses huge fire risks and the cables are a trip hazard which is a health and safety risk to you, other guests and ourselves. Anyone found doing so will be asked to leave the property and moneys paid will be forfeited.
Lost keys
If you happen to lose the keys to the property, you will be charged £50 to cover the cost of replacing the key and the associated administration as it is a security key and cannot be cut by the local locksmith.
Smoking/Vaping:
Our cottages are strictly non-smoking/vaping. If you choose to smoke outside the property, within the grounds or vicinity, you agree to dispose all of smoking materials with consideration and no cigarette ends are to be dropped on the floor. Failure to comply with these no smoking conditions may incur a deep cleaning charge of £50.
Baby equipment
We can provide a travel cot and highchair by request. Availability of such equipment is limited and cannot always be guaranteed (for example, we may not be able to provide three travel cots if there are three babies in your party). It is your responsibility check all baby equipment before use and make sure you use it responsibly.
Left Property
If requested to return any left property – we charge a £15 administration fee plus postage, to compensate for our time in retrieving and packing the item.
We reserve the right to charge more for heavier or valuable items.
We will dispose of unclaimed items within twenty eight days.
